The Veyrai at Shadyside

The first floor kitchen, dining and living areas are shared by every resident. Each upper floor has a sitting area for the residents of that floor. Your bedroom and its attached bathroom are yours alone.

10:00 pm to 7:00 am, every day. Residents work different shifts, so keep hallway noise down at all hours.

Day visitors are welcome between 8 am and 10 pm and must be with you at all times. Overnight guests are limited to one night at a time and three nights a month. Tell the Landlord before an overnight guest arrives. Guests are yours to host and may be in your room and ensuite with you.

Dishes washed and put away straight after use. Counters wiped. Your ensuite is yours to keep clean. A cleaning service covers shared areas at least every three weeks, and more often as needed.

Every resident has an assigned refrigerator shelf, freezer section and pantry space. Label what you want kept. Never leave cooking unattended.

Included. Move your laundry promptly, clean the lint trap every load, and do not run machines during quiet hours or while you are out. The laundry area and other shared areas are never used to store personal items; everything you own lives in your bedroom. Each floor has a dishwasher: load your own items, run it when full, empty it promptly.

Residents only. The driveway holds three vehicles, unassigned, first come first served, one registered vehicle per resident, not guaranteed. No guest vehicles in the driveway; guests park on the street.

Not permitted anywhere inside or within 25 feet of an entrance. No cannabis use anywhere on the property.

Not permitted without prior written consent. Assistance animals are considered as a reasonable accommodation on request.

Lock the door every time. You receive personal passcodes for the front door and your room door, usually one code for both, and neither is ever shared. Never disable a smoke detector, carbon monoxide detector or sprinkler head.

Video-only security cameras cover the exterior entrances, the inside of the front entrance and the stairways. No audio anywhere, and no cameras in living areas, bedrooms or bathrooms. Your own phone and devices are fine. No filming or photographing other residents without their agreement.

All included. Heating is kept at 70 °F or above in heating season as county code requires. The Landlord sets the heating and cooling range in line with Maryland and county guidance; thermostats stay within it. Turn off lights and appliances when you leave a space, and never run heating or cooling with a window open.

Report anything broken, leaking or unsafe within 48 hours, and immediately if it could cause serious damage, using the maintenance request method provided at move-in. Emergencies: call 911 first, then the Landlord.

Each room is leased to one person only, and the house holds no more than five residents. No subletting without the Landlord's written approval, and never on a hosting platform. Remote work from your room is fine; no business operated from the house.

Fully furnished. No outside furniture without written consent. The mattress encasement and pillow protector stay on. Linens and towels are your own. Damage beyond ordinary wear is charged at documented, reasonable cost. No candles, open flames or cooking appliances in bedrooms.

Required for every resident, with at least $100,000 liability coverage and the Landlord listed as an interested party. Proof is provided before move-in.

Treat every resident, guest, cleaner and neighbour with courtesy. No harassment of any kind. Most issues are settled with a conversation. Anything more follows the lease and Maryland law.

Full House Rules, version 1.0, are provided with every lease and may be updated on 15 days' written notice. No update can change your rent, term, deposit, included services, or any right under your lease or Maryland law. Reasonable accommodations for disability are always available on request.
